I know I found this out in the first article, but it is very important that you understand this part of the strategy. Buying a “fix-up” in a slum neighborhood will give you marginal profit at best. The old saying that the three most important things about real estate investing are “location, location, location” is very true. Buy the right house and you could make a real estate package!
Once you’ve found your target home in a good neighborhood, check it out carefully. Go investigate the target house dressed in work clothes that you don’t mind getting dirty, grab a good flashlight and a level, the level can be the vintage or digital bubble type. After your first visit, dress normally and the destination home has passed the first inspection and meets your standards, now it’s time to get a little dirty!
Check under every sink in the house for signs of leaks that may have mold issues, if you have a basement do a thorough inspection. Also check the attic and don’t forget to check using the level on the floors, basement and the base of the attic to make sure there are no slump problems. If you buy a house that has settlement problems that you didn’t discover, it can land you in the poor house fast! Paint, carpet, sinks and countertops can be replaced cheaply – the house can’t!
